Lübeck - Bad Schwartau – Ratekau

Context

The agglomeration area Lübeck - Bad Schwartau - Ratekau is located in the southern part of the Belt corridor and is characterised by three different urban typologies, which also reflect the composition of the whole Fehmarnbelt region and its different settlement types: urban areas with cities (e.g. Lübeck), medium-sized towns (e.g. Bad Schwartau) and small towns (e.g. Ratekau) as well as rural areas.

Spatial image and spatial structure

The spatial structure in the study area is limited in the south primarily by the River Trave and by buildings in the surrounding area, while more transparent settlement edges exist to the north. Open green spaces and forests characterise the edges of Bad Schwartau and Ratekau, but large infrastructure buildings such as the railway line and the A1 motorway also shape the spatial structure The majority are suburban areas, industrial and commercial areas and rural areas, with urban density being highest in and around Lübeck and decreasing further north. In the northern part, Sereetz and Bad Schwartau are the most densely populated areas, with predominantly single-family houses and large green spaces.

Open space and landscape

In general, the topography of the area rises towards the north-west, where Holstein Switzerland begins. In addition to various blue recreational areas and large contiguous green spaces, there are also several forest and moorland areas outside the settlement areas, as well as many areas used for agriculture. In order to conserve the flora and fauna, many protected areas have been designated in the area. There are mainly FFH and EU bird sanctuaries along the water, while there are two large nature reserves to the east and south of Ratekau. Parks and allotment gardens can be found mainly in the (sub)urban areas around Lübeck and in Bad Schwartau.

Land use

The area is characterised by a three-part hierarchy of centres: The core city of Lübeck as the main centre, important peripheral locations with sub-centres, and the periphery with isolated rural central locations which, in contrast to the main centres, tend to be subject to monofunctional uses. Whilst the A1 and B75 major roads are dominated by business parks, the Trave River is lined with port and industrial sites. Vacancies are particularly concentrated in the town centres of Lübeck and Bad Schwartau, which (together with Travemünde) are also the central areas for tourism and culture. Healthcare facilities are also concentrated in Bad Schwartau and the south of Lübeck.

Mobility and infrastructure

An analysis of the mobility infrastructure shows clear differences within the area. Both the bus network and car sharing services are well developed in the city of Lübeck, but the connections are significantly worse towards the north. While the motorway can be reached by car within 15 minutes in the entire study area, long-distance transport connections on foot or by bicycle are only good in Lübeck, but not for people from Bad Schwartau and Ratekau. Regional transport, on the other hand, is easily accessible throughout the study area. Due to rail traffic and the motorway, there is considerable noise pollution, particularly in the north and west of the area, in Bad Schwartau and Ratekau, which in some cases exceeds the permissible limits in residential areas. There are also significant commuter flows between Ostholstein and Lübeck.
